What the headline price covers.


The price on each lodge is the price you pay. This page sets out exactly what that covers, what it costs each year after that, and what the licence allows.

Only what you use

Your site fee covers the running of the park: the team, the grounds, the roads, lighting and security, and the infrastructure. It is billed once a year on the 1st of November, and the fee for the year ahead is confirmed at the same time, four months before the season opens.

Gas, electricity and water are separately metered on a direct mains supply, so you pay for what you use. On top of usage there is one fixed cost: standing charges of £80 a year in total for 2026, made up of £35 for gas, £35 for electricity and £10 for water. Meters are read in November.

You need comprehensive holiday home insurance, including public liability cover if you let. We can quote through our recommended insurer, or you are welcome to arrange your own.

No age limit, and no end date

Both are written terms of your agreement.


Some parks set a maximum age and expect you to trade up when a lodge reaches it. Nottage does not, and it is a written term of the licence.

Your pitch licence has no end date either. Clause 5 of your sales agreement makes it unlimited for as long as you own your holiday home. If you are buying as a couple we name you both, so if one of you is no longer here the licence simply continues for the other, with nothing to apply for and nothing that changes.

The licence

What it allows, in plain English.

Use the lodge as a holiday home, any number of nights inside the season, the first of March to the second of January. Lend it to friends and family in your absence, free of charge. Keep two dogs, on a lead in the grounds.

Commercial letting is permitted with our prior written agreement.

Owning from abroad

Your main home can be in another country.


The licence asks where your main home is, and any country is an acceptable answer. Bridgend County Borough Council has confirmed that to us in writing. We ask everybody for proof of theirs once a year.

Who is behind the park?
Sunnyvale Holiday Park Ltd, which has run holiday parks in Wales since 1991 and has eight others: Sunnyvale, Sunny Glen and Valley Grove at Saundersfoot, Trefalun near Tenby, Myrtle at Kilgetty, Howelston at Little Haven, Ants Hill at Laugharne, and Kenfig Pool, which is a mile and a half up the road from this one. Company number 02627628, if you would like to look us up before you come. Nottage opened in March 2026, so it is the newest of the nine rather than the first.
Can I live here full-time?
Not as your main home. The licence is holiday-only and the season runs ten months, so the lodge cannot be your main residence or your registered address. We check once a year that you have a home elsewhere, and that home can just as easily be abroad. Bridgend County Borough Council has confirmed it to us in writing.
Will you take my current holiday home in part exchange?
Yes. Bring us the make, the model, the year and where it is sited, and we will value it. The figure comes off the price of the one you are moving to.
Do I pay stamp duty?
No. You are buying a lodge rather than land, so there is nothing to pay. Wales replaced Stamp Duty Land Tax with Land Transaction Tax in 2018, and neither applies to a holiday lodge on a pitch licence. There is no council tax either.
How long is the pitch licence?
Unlimited whilst you own the lodge. No fixed renewal cycle, no forced replacement. If you buy as a couple we name you both, so if one of you is no longer here the licence simply continues for the other, with nothing to apply for and nothing that changes.
Is there an age limit on the lodge?
No. For as long as you own it there is no age limit on your holiday home. We will not ask you to replace it, upgrade it or move it off the park because of its age. That is written into your sales agreement, so it is not ours to change later.
Can I let it out?
Yes, with our written agreement, which we sort out when you sign. Friends and family are welcome to use the lodge whenever you are not here, free of charge.
Can I bring pets?
Yes. Two dogs per lodge, on a lead around the park.
What happens when I come to sell?
You have three options: sell it back to us, sell it on the park to a buyer we are happy with, or sell it off the park. On-park sales are completed through our office. The terms are set out in writing before you market it, not after.

Securing your holiday home

How a pitch is held while you decide.

Ten thousand pounds reserves the lodge, the pitch and the price. Refundable for fourteen days, less £500 for administration. Sales and deposits are agreed in person, here on the park, so you will always have seen what you are buying and stood in it before anything is agreed.
