What the headline price covers.
The price on each lodge is the price you pay. This page sets out exactly what that covers, what it costs each year after that, and what the licence allows.

What it costs to keep a lodge here, each year.

Your site fee covers the running of the park: the team, the grounds, the roads, lighting and security, and the infrastructure. It is billed once a year on the 1st of November, and the fee for the year ahead is confirmed at the same time, four months before the season opens.
Gas, electricity and water are separately metered on a direct mains supply, so you pay for what you use. On top of usage there is one fixed cost: standing charges of £80 a year in total for 2026, made up of £35 for gas, £35 for electricity and £10 for water. Meters are read in November.
You need comprehensive holiday home insurance, including public liability cover if you let. We can quote through our recommended insurer, or you are welcome to arrange your own.
Both are written terms of your agreement.
Some parks set a maximum age and expect you to trade up when a lodge reaches it. Nottage does not, and it is a written term of the licence.
Your pitch licence has no end date either. Clause 5 of your sales agreement makes it unlimited for as long as you own your holiday home. If you are buying as a couple we name you both, so if one of you is no longer here the licence simply continues for the other, with nothing to apply for and nothing that changes.

What it allows, in plain English.
Use the lodge as a holiday home, any number of nights inside the season, the first of March to the second of January. Lend it to friends and family in your absence, free of charge. Keep two dogs, on a lead in the grounds.
Commercial letting is permitted with our prior written agreement.
Your main home can be in another country.
The licence asks where your main home is, and any country is an acceptable answer. Bridgend County Borough Council has confirmed that to us in writing. We ask everybody for proof of theirs once a year.

How a pitch is held while you decide.
Ten thousand pounds reserves the lodge, the pitch and the price. Refundable for fourteen days, less £500 for administration. Sales and deposits are agreed in person, here on the park, so you will always have seen what you are buying and stood in it before anything is agreed.
